Units

Leasing Arrangements

The Cardiff Medicentre operates standard three year unit leases with a one month notice period either side. These unit leases are designed to offer tenants low risk access to high quality incubation space.

Prospective unit tenants are required to pay an application fee of £50.00. In addition, the Landlord charges tenants a valuation fee of £200.00 and legal fees of £375.00 when a new unit lease is prepared.

Cardiff Medicentre is entirely focused on incubating early-stage technology businesses with high growth potential. As a result, tenants will not normally be offered more than two consecutive three year leases before being asked to find alternative follow-on accommodation.

Prices

Tenants that lease units receive monthly invoices detailing three separate cost categories:

Rent is fixed for each three year lease period and is invoiced monthly in advance. Car parking is included within the rent. The current rent level has been set at £14.00 per square foot per annum.

Tenants that lease units also pay an Advance Service Charge (ASC). The ASC is also invoiced monthly in advance and is subject to an annual review. A Service Charge Report is prepared annually by our independent external auditor. This report is used to assess whether the ASC has been sufficient to cover the eligible costs that are set out in the standard lease. The Cardiff Medicentre reserves the right to recover any deficits in eligible expenditure that have not been recovered through the ASC. From 1 April 2012, the ASC will be set at £6.40 per square foot per annum.

Tenants that lease units are invoiced retrospectively each month for a number of additional central services. These include the costs of modifications and additions not covered by the standard lease, internet connection fees, metered utilities charges, use of the telephone system, use of photocopier and fax facilities, hire of conference rooms, and the provision of refreshments at meetings.

Tenants that lease units are also responsible for paying business rates. The business rates invoices are issued by Cardiff Council directly. Please click here for the current rateable values of our units.

Desks

Leasing Arrangements

The Cardiff Medicentre operates standard one year desk leases with a two week notice period either side. These desk leases are designed to offer entrepreneurs very low risk, rapid access to high quality pre-incubation space.

Desk tenants are required to pay an application fee of £25.00. In addition, the Landlord charges tenants a valuation fee of £75.00 and legal fees of £250.00 when a new desk lease is prepared.

Desk leasing is designed for individuals that are writing business plans and raising finance. A desk space may also be made available for start-up companies operating a virtual business model.

Tenants leasing a desk are expected to demonstrate high growth potential and to move into a unit within the Cardiff Medicentre once established. Therefore tenants will not normally be offered more than two consecutive one year desk leases before being asked to expand into a unit here or find alternative accommodation.

The fixed monthly desk rent, invoiced in advance, includes a designated desk in the desk leasing area, car parking, storage facilities, business rates, an internet connection, hire of a VoIP telephone, and utilities bills. The current desk rent is set at £150.00 per month.

Tenants that lease desks are invoiced retrospectively each month for a number of additional central services such as metered telephone call costs, use of photocopier and fax facilities, hire of conference rooms, and the provision of refreshments at meetings.
